An
applicant must be at least 18 years old, hold a high school
diploma, and fulfill the
following:

Registered Trainee Appraiser
|
-
Successfully complete 75 classroom hours of Board-approved
courses covering the topics required by the FREAB in
subjects related to real estate appraisal. This must include
15 hours of the
Uniform Standards of Professional Appraisal Practice
(USPAP).
Past courses may be approved by the Board and substituted on
an-hour-for-hour basis. However, a course on Uniform
Standards of Professional Practice (or the USPAP portion of
a course) that portion of a course will not be accepted
after two years from the successful completion of the
course.

Certified Residential Appraiser
|

Successfully complete 120 classroom hours of board-approved
courses covering the topics required by the FREAB in
subjects related to real estate appraisal. This must include
15 hours of the
Uniform Standards of Professional Appraisal Practice (USPAP).
Past courses may be approved by the board and substituted on
an-hour-for-hour basis.

Submit a
completed application, fingerprint card, and appropriate
fee.

Provide
evidence of 2,500 hours of real property appraisal
experience obtained over a 24-month period in real property
appraisal by furnishing under oath a detailed statement of
the experience for each year of experience claimed. The
experience claimed must have been acquired in no less than
24 months. Upon request, the applicant must provide the
appraisal board, for its examination, copies of appraisal
reports to support the claim for experience.

Florida
Certified Residential Appraiser examination with a grade
of at least 75.

Certified General Appraiser
|

Successfully complete 180 classroom hours of board-approved
courses covering the topics required by the FREAB in
subjects related to real estate appraisal. This must include
15 hours of the
Uniform Standards of Professional Appraisal Practice
(USPAP). Past courses may be approved by the board and
substituted on an-hour-for-hour basis.

Submit a
completed application, fingerprint card, and appropriate
fee.

Provide
evidence of 3,000 hours of real property appraisal
experience obtained over a 30-month period in real property
appraisal by furnishing under oath a detailed statement of
the experience for each year of experience claimed. The
experience claimed must have been acquired in no less than
30 months. At least 50% (1,500 hours) of the claimed
experience must be in nonresidential appraisal work. Upon
request, the applicant must provide the appraisal board, for
its examination, copies of appraisal reports to support the
claim for experience.

The
Appraisal Section of the Division of Real Estate works with the Florida
Real Estate Appraisal Board to administer the provisions of
Chapter 475, Part II, Florida Statutes. The board’s responsibility
is to protect the public from economic loss by regulating real estate
appraisers in Florida. This section’s responsibilities include:

Ensuring that the Florida appraiser licensing
program complies with federal guidelines.

Licensing all Florida appraisers (Registered
Trainee, Licensed, State-Certified Residential and State-Certified
General).

Processing applications for the above categories.

Determining eligibility to take the state
examination to become licensed or certified.

Issuing temporary practice permits to
out-of-state/non-resident appraisers, properly licensed in another
state, to do an appraisal assignment in Florida (for a federally
related financial transaction).

are the requirements for renewal?
A. All appraisers renew on the same date, regardless of the original
issue date. The appraiser renewal cycle runs from December 1 of an even
year to November 30 of the next even year (for example, a cycle would
extend from December 1, 1998 to November 30, 2000).
Those who
have had their registration, license, or certification for less than one
year are not be required to take appraiser continuing education for
renewal, but must pay the renewal fee. All others must be able to show
proof of 30 hours of appraiser continuing education, with a minimum of
seven hours and maximum of fifteen hours (per renewal cycle) covering
USPAP and Florida law updates. Please visit

In addition to the other late renewal requirements, a $25 late fee is
added.
The Florida Real Estate Appraisal Board (FREAB) is headquartered in
Orlando and consists of
seven members. The FREAB administers and enforces the real estate
appraiser license law,
Chapter 475, Part II, Florida Statutes. The board is also empowered
to pass rules that enable it to implement its statutorily authorized
duties and responsibilities. These rules are contained in
Chapter 61J1, Florida Administrative Code. The statute and rules,
along with Chapters 455, 215, 120, and 20, Florida Statutes, as well as
the Uniform Standards of Professional Appraisal Practice (USPAP) are
available
here. Real estate appraisers may earn five hours of appraiser
continuing education credit for attending an entire
board meeting, with a maximum of ten hours during a renewal cycle.
